Project Coordination

Viali’s Project Coordination is a high-value service for residential projects where Linda Price-Bennett will work directly with you to ensure your project is delivered on budget, in accordance with the design, and on time. You won’t have to deal with as many of the usual headaches often associated with the construction of your home. There are five components of this service:

 

  • Client Liaison

  • Budget Management

  • Change Management

  • Cashflow Management

  • Finishing Contracting

You will typically only be dealing with Linda Price-Bennett. Her role is to ensure the budget, design, and plan are followed. She will work with the construction manager directly, so you don’t have to deal with the myriad of issues that typically come up during construction. You deal with Linda, who ensures everything is done in accordance with the budget, the plan, and the design at all times.

  • Client Liason

You will meet with Linda on a weekly basis, or as needed. You don’t need to have your free time consumed with day-to-day construction related issues, Linda will take care of that. In your weekly meeting, Linda will bring any issues or challenges to your attention, along with appropriate recommendations. Any deviation from the plan, the budget, or the design will be raised and resolved via change order documents. This is a highly efficient decision-making meeting where you can be fully apprised, feel fully confident in your project, and get back to work knowing your project is in good hands.

  • Budget Management

Nobody likes cost overruns. Linda brings good fiscal discipline to the project and demands the same of the construction manager. If anything unexpected arises, you will know immediately of a change in project budget or cost. Linda will recommend whether to accept the cost, or to adjust the plan accordingly via a change order document showing related costs. She will monitor costs on an ongoing basis, and track the conformance to the budget throughout the entire project.

  • Change Management

All projects inevitably have changes. These changes must be managed carefully to minimize the disruption to the project, and minimize your time spent on such matters. Linda will present each change and recommend a suitable action that respects the overall plan. At all times, you’ll be aware of all deviations from the project plan.

  • Cashflow Management

All invoices and bills will be tracked and paid by Viali. All payments will be approved by you and Linda. All invoices and payments are carefully tracked against the budget.

  • Finishing Contracting

Finishing contracting includes items such as furniture, painting, art procurement and placement, landscaping, automation, A/V entertainment, window treatments, and occasionally complete turn-key home outfitting. Viali will select and manage the contractors for this finishing work.
